General Home Inspection: includes inspection of the homes structural, plumbing, heating & cooling, electrical, basement, interior walls, ceilings, floors, windows, doors, kitchen appliances, ventilation, insulation, attached garages and carports, roof and drainage system, basement dampness issues, grounds, exterior wall coverings, trim, driveways, and walks. A professional report, including digital photos, will be e-mailed. All inspections are performed in accordance with American Society of Home Inspectors standards of practice (the most widely recognized and respected association in the industry). Preventative maintenance advice, estimated ages of major components in the home, and estimated costs for anticipated repairs are also included. Attendance by buyer is highly encouraged to benefit from the verbal explanation of needed repairs and preventative maintenance advice.

Commercial Building Inspection: Options include a full thorough inspection of the building including: structural, plumbing, heating and cooling, electrical, basements, interior walls, ceilings, floors, windows, doors, ventilation, insulation, drainage system, basement dampness issues, grounds, exterior wall coverings, trim, driveways, parking lots, loading docks and walk ways. You can also choose to address only the major mechanical components of the building. A detailed report is provided including digital photography and a detailed summary of the findings. Seller Home Inspection: Seller Home Inspections are typically performed prior to listing a home or to a listed home that is not selling. The inspection can be used as a potential tool in the sale of the home and often eliminates the need for a buyer home inspection, eliminates purchase price negotiations, and can insure a speedy settlement. A report is furnished to the seller which will determine if any easily remedied defects can be repaired before potential buyers are alarmed. This inspection includes all items in the General Home Inspection and suggestions to improve the appeal of the home. Wood destroying insect inspections, septic, well pump inspections, radon and water testing can also be performed at this time to eliminate potential buyer hassles.

New Home Construction Consultations & Progress Inspection: Having a new home built can be a very stressful experience. We provide several packages which include review of the specifications and plans before construction is started to a final inspection of the completed home. Progress inspections can be performed at each phases of construction insuring your home is built properly. We also offer a one time final new construction inspection which includes a punch list for the buyer to address concerns with his or her builder. Prices vary depending on size, location, and type of construction.

Specialty Home Buyer Programs: LHOP and FHA general home inspections, VA, Rural Housing and Farm and Home inspections, thermal inspections, FHA roof certifications, FHA termite inspections, and FHA septic and well inspections can be performed upon request.

Wood destroying insect inspections: All wood destroying insect inspections (most commonly known as termite inspections) are performed by certified inspectors according the National Pest Management association standards and findings are reported using the NPMA-33 report form required by most mortgage companies. Inspections include any evidence of infestation and damage to home as a result of a past or present infestation. Structural inspection reports due to wood destroying insect damage are also offered and included at no additional cost if a WDI inspection is performed by our company.

Radon Testing: Radon tests are conducted according to the EPA standards over a period of 48 hours or longer. All results are given in Pico curies per liter and steps on how to interpreting your results are furnished. All lab work is performed in house and results are available the same day equipment is retrieved.

Well Pump Inspections: Submersible well pumps and jet pump inspections can be performed and include measurement of the water levels in the well shaft, recording of well depth, and recovery rate characteristics. Water flow rate and water pressure fluctuations are measured. Distances to septic systems are measured. Interior pressure tank and operation are included.

Water Testing: Several water tests are offered and all are performed by a certified water sampler. Some common tests include e-coli & coli form bacteria, nitrates, lead, hardness, ph, iron, FHA and VA water series tests. Other tests are available upon request.
